Most of the time, property dealing will involved an agent as an intermediary to help the vendor to sell his property by matching a purchaser that is willing to purchase the property at a price that is agreed by both the vendor and the purchaser.

So, is it good to engage an agent to help you in your property dealing?

So if you are new towards the real estate industry, getting an experienced real estate negotiator to assist you might be a good thing because at least there is someone to guide you on real estate dealing that you are not familiar with. Am I right to say so?


So, lets discuss and see which characteristic in a real estate negotiator is important?


1. Punctual
Needless to say, being punctual is very important in any dealing. But is this enough to be a good real estate negotiator by just being punctual? While most of you will say YES, but the answer is actually NO. Wah, why ah??? Are you kidding me? Am I saying that being a good real estate negotiator, he do not need to be punctual in all his appointment?

The answer is, a good real estate negotiator need to be more than just punctual. In fact, they need to be there at least 30 to 40 minutes early.

Let me tell you why early is always better. If you are early, then : -

  • You can find a good parking properly so that you do not need to "kena saman" later.
  • You can also check out the whole place and know the surrounding so that you can talk about the surrounding with the prospect as well.
  • You can also recoup your composure and align your mind on what to do later.
  • You can also check out the interior of the unit, or prepare the unit such as switching on the air conditioner in case it is too hot in the unit.
  • Sometimes, the prospect come early, and you will be able to handle that accordingly because you are early.
So in conclusion, being Punctual is not enough, you need to Be Early. Of course, if you are late, that is call being "Jialat".

2. Pretty
Wow, I can foresee this could be another huge debate. So does it really help just by being Pretty? Technically speaking, if you are pretty, you already have natural technical advantage already. This is because a lot of prospect will naturally be less defensive against a pretty person. Of course, I am referring to the context of a female agent here. If you are a male, and people say you are pretty, then you better be very careful about it... Hahaha...


So, by making yourself pretty, what advantage can you get ?
  • You will have more self confidence because you know you are presentable.
  • You will have more command in the conversation with the prospect because the prospect will be drown in your beauty. You can also push through deal easier.
  • You will have better negotiating power and influences towards your prospect, because the prospect will have a hard time to say no to you.
  • If you served your prospect good good, then you will always have that prospect stick to you forever.

So, it does pay off to spend sometime to make yourself pretty and presentable when you are to meet your client, especially when they are male client. Of course, most important you must have a good heart as well. Being pretty but having a bad heart will not be able to last long.

3. Knowledgeable
Knowledge is very important. For this industry, it is even important because we are dealing with huge sum of money. We are talking about property deals worth several hundred of thousands, or even million in the case of office, retail lots or bungalows and such. Even frying a piece of chicken requires you knowledge on how to fry it well with secret recipe just like KFC.


The knowledge require in real estate industry is very wide. This industry touch point on area such as economic growth, housing development growth, rental, government policies, bank mortgage, country infrastructure growth and development, mortgage protection, inflation and a lot more. While it is impossible to acquire all these knowledge, having a certain extend of knowledge will be better than having none.

For example, you are dealing with Negotiator A for a condominium now.

You : What is the land tenure for this condominium ?
A : Err. Honestly, I don't know.
You : Ok..... What about the strata title?  It is issued?
A : Oh... This one.. I also don't know.
You : What are the connecting highway to this condominium if I want to go Cheras?
A : Oh.. I don't know as well... Hahahaha. You can use Waze for that. Lol
You : Alright, how should I pay the deposit ?
A : Wow, very nice question indeed.... I have to tell you, I also don't know how you should place the deposit as well.. Hahaha

Alright, bang.. Game over. You are done. This Negotiator A will be forever Blacklisted by this prospect.

Do not be a blur agent. Get to know about the details of the property. Get the basic if there is too much. Having a little is better than having nothing. Of course, the best is having as much as you can. The more knowledge you have, you can then imply more confidence to your customer while dealing with their properties.
